Our Process

Construction of your new home

The construction of a new home differs from other manufacturing processes in several ways. By keeping these differences in mind, you can enjoy participating in the construction process and assist us in building your new home.

  • As a consumer, you rarely have the opportunity to watch as the products you purchase are created. Your new home is created  in front of you.
  • You have more opportunity for input into the design and finish details of a new home than for most other products. Our success in personalizing your home depends on effective communication.
  • Because of the time required for construction, you have many opportunities to view your home as it is built, ask questions and discuss details.

Quality

Each new home is a handcrafted product combining art, science, and raw labor. The efforts of many people with varying degrees of knowledge, experience, and skill come together. We coordinate and supervise these contributions to produce your new home.

We inspect every step of construction and are responsible for quality control. In addition, the the local code official conducts a number of inspections in different stages of construction.  Your home must pass each inspection before construction continues.

During the construction process, every home being built experiences some days when it is not at its best.  Homes under construction endure wind, rain, snow, foot traffic, and activities that generate noise, dust, and trash. Material scraps are a by-product of the process. Although your new home is cleaned by each trade professional upon completion of their portion of the work, during your visits you will encounter some messy moments. Keep in mind that the completed homes you toured also once endured these stages.

Professional Trade Contractors

Your home is built through the combined efforts of specialists in many trades ? from excavation and foundation, through framing, mechanicals, and insulation, to drywall, trim and finish work. In order to ensure you the highest possible standard of construction, only authorized suppliers, trade contractors, and DeHaas Builders employees are permitted to perform work at your home site.

Suppliers and professional trade contractors have no authority to enter into agreements for DeHaas Builders. For your protection and theirs, the terms of our trade contractor agreements prohibit alterations without written authorization from DeHaas Builders. Contact DeHaas Builders if there are alterations or changes you wish to initiate.

Schedules/Time Frame

The delivery date for your new home begins as a projection. Please understand that we are as eager and enthusiastic as you are to see your home completed.

Approximately 4 ? to 6 months of time passes from the time DeHaas Builders breaks ground before you can move into your new home. If for any reason there should be any delays, we will notify you at that time. As we get closer to the completion of your new home, you will be given a move in date.

'Nothing is Happening'

Expect several days during construction of your home when it appears that nothing is happening.  This can occur for a number of reasons. If you have questions about the pace of work, please contact our office. It is important for us to know that you know what is happening.

Bank Draws

Each bank has its own construction draw schedule outlining when the contractor can receive payment.*  The request for draws will be made by DeHaas Builders. The bank check will be written to both DeHaas Builders and you. Your endorsement is necessary for each draw. The bank sends an appraiser to inspect your home site when a draw is requested. Generally there will be no more than five (5) draw requests made throughout the construction process.

*Some banks may differ with this process, DeHaas Builders will work with your lender.

Safety/Site Visit Rules

We encourage site visits throughout the construction process, as long as it does not interfere with the day to day activity of our trade professionals. Please realize that there are safety measures for any job site.

A new home construction is exciting, but it can be dangerous. Your safety is of great importance to us.  Please observe common-sense safety procedures at all times when visiting the job site.

We ask that children be under constant supervision during your visit to the job site. At your request we will make site visits with you.

Questions? Who do I ask?

Good communication is the key to success. Please feel free to ask questions about the construction of your home. Call the DeHaas Builders office with questions you may have, or talk with the DeHaas Builders Supervisor on your job. We can always schedule a meeting at your convenience.

Changes?

Our trade contractors cannot always speak for DeHaas Builders. Therefore, it is of utmost importance that any concerns, questions or changes be addressed to the DeHaas Builders office. Our trade contractors have a schedule to meet and there must be a proper line of communication maintained to avoid any confusion on the part of the client, the trade involved and DeHaas Builders.

Any changes to specifications must be made through the DeHaas Builders office.

In Progress Walk-thrus

At various times throughout the building process we will need to schedule various walk-thrus with you. The purpose of each of these walk-thrus is to make specific decisions about certain areas of  your new home.

The following walk-thrus will be scheduled:

  1. Electrical
  2. Shelving Placement
  3. Hardware & Accessories
  4. Other as necessary

Utilities

It is the responsibility of the owner to provide and pay for electric, water, sewer, and heating fuel or energy to be used during the course of construction. There is a form for temporary to permanent electrical service that you will be asked to sign.

DeHaas Builders requests installation for telephone, cable & other utilities. Once occupancy takes place it is your responsibility to set up permanent service with these utilities.
